true but we both know you do not mind driving far (even in crazy heat with a broken a/c).

fyi the butcher shop will also deliver to your door for a small price and we will offer discounts to all ovas members and aquavalley customers on pick ups.

there will be lots of freezers for cooked or uncooked misc items from really large black tiger shrimps to heat and serve lamb curry.

What about Elmvale? Its 5 mins from the 417

The corner unit of the mall where the blockbuster used to be is still empty.  Two of its walls are windows and ALL(most) all of the traffic to the mall enter and drive by.

anywhere bet bayshore/Stlaurent/southkeys would be ideal but we are open to other areas, might even consider Orleans and kanata if something nice, not looking to rent this time, so all retail space for lease is out.

I seem to remember there being tax cuts to encourage new businesses to come to Orleans.  Not sure how much of a cut, but it was enough to tick off my super-genius father-in-law.. "Businesses should be allowed to go where ever they want!!!" - Super Genius.

They are building a bunch around the Lowes store in Orleans, and I keep seeing lots of "Development lots" for sale.

So what we need is the fish store, butcher shop -- and Marroush Shawarma to all get together and build on one of these lots, and I will never have a reason to leave Orleans.
